For Association questions regarding the sale or purchasing, it is requested that ONE person be represented to contact the Association for information regarding the property and must be done in writing through email or the contact form.

Sellers of property should be the ONLY person contacting the office for Board Minutes, Items in Minutes or Budget questions as this is HOA protected information. Most of this information can be found under the Owner’s only section.

FAQ’S

May I call the Association Manager?

It is requested that questions be submitted by ONE representative of the sale via email to oakwoodvillas@cfl.rr.com. You may also request an appointment or phone conference with your agent to answer questions.

Are you a Condo or a Condo Association?

No. Oakwood Villas is a Property Owner’s Association and therefore follows under FL Statutes 720. Units/apartments are considered townhomes and the unit owner does own property.

Do you maintain the exteriors?

Maintenance of the exteriors varies on responsibilities. Not all aspects of the units are covered by the documents of the Association (open to public under the Documents Tab).

For example (limited examples):

  • Trees are owners’ responsibilities that fall on their property line
  • Sidewalks leading to units
  • Landscaping: Planting, removing plants, mulching (Association is only responsible for routine maintenance
  • Windows and doors are owners’ responsibility
  • Gutters and soffits – replacing or cleaning – Association is only responsible for the placement of the downspout.
  • Gates to units
  • Any Modification or area that is affected by the modification of the unit
  • Items that are affected by owner neglect or nature. (trees not trimmed, animal infestation other than live sub-terrananean termites, storms or other perils)
  • Roofs – other than as directed by the Board for ware and tear and age.

This list is NOT inclusive.

Does the Association maintain insurance on the units?

NO. Despite efforts to change this, at this time, it is recommended that owners’ maintain an HO3 Policy that covers both the interior and exterior of the unit.

Are there pet restrictions?

NO. The Association does demand all residents follow the Brevard County Code regarding animals. For example: proper leashing (no more than 6 feet long), picking up and disposing of pet waste, maintain licenses and vaccinations. All complaints MUST be directed to Brevard Animal Control.

Are there rental restrictions?

No. However, the Association does expect all owners be responsible for their representatives and their tenants with expectations they receive and follow the rules of the Association and do not conduct criminal activity on property.

What are the dues and the terms of the dues? What about Collections?

The dues are annual, due January 1st of each year. Owners may obtain the year’s amount due by their most recent payment or by finding the current year budget breakdown under the Owner’s Only Tab (restricted to owners).

Payment arrangements may be made for owners after the billing and done so before January 10th. All arrangements must be approved by the Board and includes a 10% Administration fee.

Collections are taken seriously with the Association and sent to the attorney immediately which may result in further collection fees, leins and foreclosures.

Do you know a realtor to call?

No, we do NOT recommend realtors.

What Utilities do you cover?

Only trash and recycling.

We had a unit inspected that we are interested in, how do we go about having items repaired?

Please have the realtor submit the OFFICIAL Inspection report under the Work Order Form. The Team will review it and reach out to what will be done by the Association or any issues that may arise or are not the responsibility of the Association. We do try to prioritize the Inspection reports

How many Parking Spots do I get?

Each unit is assigned one parking spot. The owner should provide this information. It will also be confirmed in the Estoppel. Registration should be done ASAP by any Owner or their resident to receive parking permits. Appointments are suggested to meet with the manager to drop off forms.

Does the Association maintain exterminating services?

There is a sub-terranean termite bond which is renewed every year. Owners, however, are responsible for ensuring the care of their mulch leaving adequate space with the stucco cut of the building that creates moisture. They are also responsible to ensure the cut remains open and free from obtrusion. Any modification to the areas adjacent (that will cover or turn soil) should be ARC approved and our vendor should be contacted to retreat the area at the owner’s cost.

Inspections are yearly for the exteriors of the units. Posts are made to have the vendor also inspect the interiors if an owner or resident chooses to sign up at that time. (Posted in the Community)

The Lawn Care company also sprays pesticides at least 4 times of year.

Any other extermination is the responsibility of the owner, such as carpenter bees, wasps, bees nests, rodents, reptiles, etc…

Is Oakwood Villas a 55+ Community?

NO.

Does Oakwood have Social Events?

At this time, the Board may choose to have an event at their discretion. The Board has attempted for some time to form a Social Committee to help with hosting potlucks, picnic and other events.

The search continues for residents willing to be a part of a Social Committee to host functions throughout the year. There is also a posting for Newsletter Committee Members to help keep people up to date. Please convey your interest to our Manager when you become a resident.
